REO Houses...Great Investment Opp.
About 3 days ago, I was looking through the MLS system for houses in my area. I stumbled across a house in Troy, MI that appeared to be a beautiful home for a reasonable price.
I researched the house a bit more and determined that it was an REO. An REO is a house that was lost in foreclosure and went back to the bank. The bank owned the house and was trying to git rid of it. The house was listed for $349,900 which seemed quite reasonable.
The bank bought the house back at auction for $312,500. In my eyes that leaves a good amount of equity for anyone buying the house. If you were able to buy the house for around $315,000 you would have approx 25,000 in equity. This would be ideal for someone looking for a primary residence, as opposed to a real estate investor looking to flip the house.
Anyway, I called to look at the house and it was already under contract. I am anxious to see what the bank accepted for the house. I will keep you posted.

Recent Real Estate Foreclosures
I came across a foreclosure deal the other day involving a bank owned property (REO). The property appraised for 2.5 million dollars and the bank was willing to accept appoxiamtely $850,000. I am not taking advantage of this deal but another real estate investor that I know is.
The trouble with this deal is that the market is so slow around here right now. An investor should be able to sell the home below the appraised amount and more than $850,000 for a nice profit, but if he can't the mortgage will eat him alive. I think it would be ideal for someone looking for a primary residence in this price range, that way they don't have to worry about flipping the house right away. Just my thoughts.

Before the house goes to public auction, the homeowner has the option of buying the house for what they owe the bank. Often times, real estate investors will contact the bank and negotiate a deal to buy the house for less money. This is known as a short sale. While short sales take good negotiating skills, they can be very lucrative.

Foreclosure is the process used by banks to take back property that borrowers are defaulting on the loans. When you buy a house, generally a mortgage is involved. The mortgage gives the bank the right to take the house back if the owner stops paying.
It takes approximately 120 days before the house goes to auction.
