Questions Before Bidding at Auction

These are a few examples of questions you might want to ask prior to bidding on a home at auction. Please note that additional information may be required.


Lender’s Attorney, Real Estate Broker, Auction Referee

1. Is the house accessible for viewing prior to the auction date?
2. Is the house abandoned?
3. Are the utilities operational?
4. How much is the down payment?
5. How long do I have to close after the auction?
6. What form does the payment have to be made in?
7. Is the contract assignable?
8. Will I lose my down payment if I do not close?
9. Is this a first mortgage foreclosure?
Are their any other liens on the property?


Local Building Department

1. Is the certificate of occupancy current?
2. Does the city require a rental permit?
3. Are there any outstanding violations?
4. Have all permits been closed out with final inspection?
