invest in preforeclosures
You need to understand that there is a great deal of competition from other investors who are looking for foreclosures, however, don't be afraid... the market is at an all time high and it's time right now to get started. Simply understand that the more competitive of a market area you're living in, the more tools and resources you'll need to beat the other guys and gals playing the game.
Don't be afraid to invest in yourself and self-educate on real estate and foreclosures as an ongoing study. If you are already an active investor in the real estate foreclosure market, then you already understand that most good foreclosures with equity never seem to move on to the auction on the courthouse steps.
Many properties are sold well before the foreclosure. Buying a property during this time period is called preforeclosure and is one of my preferred times to invest. You can make a year's salary in one deal when finding the right property during preforeclosure.
